Yes, we need to check all applicants' credit history and also a reference from a former landlord, current employer and previous employer. These references are necessary for us to ensure that you have the means to pay the rent and that the landlord's expectations are met.
Our tenant charges are fixed and won’t break the bank like some other lettings agencies. We can have you referenced and ready for move in for just £180 for the first applicant and £75 for each subsequent applicant. This fee includes the costs of referencing each adult who will be moving into the property, together with the administration costs involved in preparing for the tenancy commencement. There is no charge for children under the age of 18. Should you require a guarantor, this is an additional £60. All of our prices include VAT so there are no hidden surprises, and there is no cost whatsoever to you as tenant for renewing the contract when it expires.
Yes, a security deposit is required in case any damage or dilapidation is caused to the property during your tenancy. Your deposit is held securely under The Deposit Protection Service.
Your deposit will be held for the duration of the tenancy. At the end of the tenancy you will be checked out of your property and an assessment of damage / dilapidations will be made, on successful completion of which, monies will be returned in accordance with The Deposit Protection Service guidelines.
Prompt payment of rent and bills, reporting of any damage or maintenance issues and ensuring the property is kept to the same standard as when you moved in. Failing to do so may affect your deposit.
The landlord, or if the management is undertaken by us then, is responsible for maintenance, repairs and proper function of the property.
Yes, is a licensed member of the Association of Residential Letting Agents (ARLA) and follow their Code of Practice and Rules of Conduct. More information on ARLA and what they do can be found on ARLA’s website.
