A second viewing isn't necessary but most buyers find a second viewing useful to ensure the property is suitable for their needs. Sometimes a property can have that instant 'wow' factor and a second viewing helps look at the property in a more practical way for example, will your furniture fit?
If you have a viewed a property and decide it is the one for you then simply phone 08456 31 31 31 with your offer and we will contact the seller straight away to pass it on. An offer is not legally binding and is made subject to contracts.
The asking price is a general guide and relates to the current market value and/or what the seller is hoping to get. A property is worth what someone is willing to pay for it, so you should make an offer based on what you can afford. However if your offer is too low the seller may reject your offer, or if the property is sought after you may find you lose it to another buyer.
If your offer is accepted then we will inform your solicitor and the seller's solicitor. We can recommend a list of solicitors if you don't have one. The next step is for you to inform your mortgage company and you should also arrange a survey of the property.
Depending on your offer we may take the property off the market immediately, or, if the seller instructs us to, it may be left on the market as 'Under Offer'.
